A property I am looking to purchase at auction shows MERS as the lender. I understand that they are not the beneficiary of the note. Is there a way to determine the true identity of the lender so I can see what they typically do at sale?

Try going to the MERS website, they have a service for lookin up who the lender is. See: https://www.mers-servicerid.org/sis/
