Typical cost of remodel per square foot

Can anyone give an estimated cost of improvements to flip a typical starter home. Let's use the basis of a 3 bedroom, 2 bathroom, 1,600 square foot house. My underwriting is assuming that all items will need to be replaced and is what I believe conservative (more or less worst case scenario).

For all improvements including taxes, insurance, utilities, rekey, landscaping, painting, flooring, fixtures, appliances, trash out, minimal wood replacement and home inspection I am underwriting to require about $12 per square foot (6 month holding period). Does this seem accurate? Obviously this depends on the quality of improvements and your cost of labor but can anyone give opinions on this? Thank you.
