Questions on buying a preforeclosure

1. In CA, does the 5 day rule still apply when buying 5 days or sooner from the day of the sale? Would this be an acceptable reason for Trustee to postpone the sale?

2. If owners are deceased and gave no right of survivorship to children can I still buy before sale or would buying at sale "correct" this title issue?
