Possible, but fairly rare right now. Best bet is to search for older loans (try the loan date criteria in ForeclosureRadar). Few if any loans since 2003 or so will have any equity, and 90%+ of foreclosures are loans between 2005 and 2007.

I find searching for foreclosures with equity is possible on Foreclosure radar. I find it best to work with the owner directly, if possible. Save their credit if you can and get a great deal too.
