What is CA foreclosure timeline, from start of default to removal of home owner

CA foreclosure timeline:
NOD (Notice of Default) is filed - NOD's are usually filed after 2-5 months of delinquent mortgage payments (timing depends on the bank)
TSN (Trustee Sale Notice) - filed and posted 90 days after NOD.
Trustee Sale is 21 days after TSN. After TS the bank owns the home.
Bank posts 3 day Notice to Vacate - if owner occupied. (If tenant occupied, then 60 day Notice to Vacate) - Most banks will offer "Cash for Keys" to have you vacate and leave the home in "broom clean" condition.
Homeowners should avoid Foreclosure - There are many other options available - ie Short Sale or Note Modificaton.

Certainly not everyone who misses one mortgage payment winds up in
foreclosure, but this is the first step in the process. This is the
very best opportunity to avoid foreclosure; even if one payment is
missed there is still a great opportunity to catch up and avoid
foreclosure altogether.
