Living in a friends home in process of foreclosure.

I currently live in a friends home in the process of foreclosure/quicksale. I do not have a rental agreement or lease. Just word of mouth agreement that I could live here as long as the property was maintained. I have been a resident here for 2 years. What are my rights as someone living in the home and what should I do?
