Selling home in a Bad Market! Sell house without a realtor!

If you are  behind in payments, you need to take heed to this advice.
 
The first thing that you need to do if you are in arrears is to find out the exact amount that you are behind in payments. There is no need in trying to sell a property if you don't know how much you owe the bank including penalties.
 
Once you find out this information, you will atleast be informed as to what you may owe if you miss another month.
 
The second thing you should do is find out what your property will sell for TODAY! Not what the house sold down street for 2 years ago. But what people are buying houses similar to yours for, that are comparable in size and condition to yours. DONT TRY TO SELL YOUR HOME FOR WHAT YOU THINK IT WILL BE WORTH IN THE FUTURE!!! This means absolutely nothing in today's market. Buyers are not interested in your house being the best looking house, or being the biggest house. They care about buying at a price that us reflective of today's market.
 
If a house similar to yours in square footage, and condition, just sold for 150,000 three blocks down the street, how can you market yours at $200,000? This makes no sense!
It is all about price in this market! PERIOD.

The third thing you need to do is MARKET, MARKET, MARKET! Post on craigslist, backpage.com, and other classified advertising sites. Use attractive titles to bring in potential buyers. Also network with real estate investors, even if they may not want to buy themselves, they may know someone who does. Offer them a referral fee if they bring you in a buyer. Also offer to pay closing costs, and pay your buyers note for 6 months.  OFFER YOUR OWN STIMULUS PLAN!!!
 
You have to get the word out and be patient. Remember, real estate is a numbers game.
