What tactics are people using to delay a foreclosure?

Although I am not a firm believer that delaying a foreclosure indefinitely is not necessarily a good thing for most homeowners (why would you want to live in a perpetual state of foreclosure) there are numerous people out there that are looking for ways to buy more time in their homes. Has anyone been successful in delaying a foreclosure? Can you tell us how you did (or are doing) that?
