Tustee sale

I received a notice of trustee sale for 2/22/2011 prior to that i called the lender since i was still trying to loan mod they told me it was to late i have a trustee sale date in thier system of 2/24/2011. I am in california how long after will they approach me or will they just give me a three day pay or quit.

I have heard that some lenders assign the property and contact the homeowner within 24 hours. I have also heard folks that have not heard from anyone weeks after a trustee sale. I would estimate that most lenders would have the property assigned and reach out to you within a few days. At that point they will just be making contact to see if you are the former owner or a renter and assessing what your intentions are in terms of vacating the premises. Typically they would try to negotiate a cash for keys incentive for you to vacate the property by a certain date. If is appears that an agreement cannot be reached then they will start a formal eviction process after serving the appropriate notice.
