Please add me to your mastermind group. sounds like a great way to share current info. I have been doing short sales for the past 3 years and did my first short sale on the property I purchased from a seller underwater 10 years ago. That was before the mortgage free fall.

My client asked me if he short sales his home, what happens after the sale? "Will the bank come after him to collect the balance on the current loan?"

Any fresh solution to this question?

The terms of the approval will be outlined in the short payoff agreement that is sent when the short sale is approved. You will be looking for language that indicated the short pay amount fully satisfies this obligation. Remember that the short payoff can be negotiated. It is important to read the agreement carefully.

There are several short sale training programs out the CDPE.com or the Harris Real Estate University also has a short sale program and certificaton. You local Board of Realtors will also have Short Sale Classes. These classes and certifications would be great to attend if you are looking to list short sales. If you are only interested in buying short sales then we suggest contacting a local Realtor in your area that specializes in short sales.

I have a prospect who is very interested on a newly recorded notice of default home. I did all research on the loans, etc, and sent letter to the previous owner on the abandoned home so it gets forwarded, but no luck. Technically, the offer still goes to her first. Any idea in this type of situation?

Hi Zeny,
The best bet is to see if the neighbors have any information or if you can find a relative. You are correct in that you would need the cooperation of the homeowner in order to buy the property prior to the trustee sale.
