There are a few typical options: direct mail, telephone and knocking on the door. In each case your primary goal should be to establish a relationship. Without some sort of bond or trust there is no point in trying to make your "pitch". So look for commonalities. This even works in direct mail - text/pictures that connect with the homeowner are more likely to get a response.

What comments could I say to obtain a seller listing in Notice of Default? There are hundreds of agent calling and mailing to get their business. What positive approach can I used to get a listing???

it depends on the type of financing that you are getting and also depends in the area that you are looking in. If you buy cash that will get you in better position.
