Check out our service ForeclosureRadar.com. There are litterally thousands of owners in preforeclosure that could use your help getting their home listed as a short sale. And only using ForeclosureRadar can you work smart, not hard, by focusing in on properties with only one open loan (easier to work with 1 lender then 2), that still have sufficient time, and 3) that are not yet listed, and 4) even focus in on specific lenders.
I usually get my short sale leads from these guys http://www.mailinglist.org/short-sale.html They get me borrowers that are 60,90 days late and upside down on their home for a good price.
