Realtor wanting to get listing from NOD

I am a realtor that would like to farm NOD's. How do I begin. Are there scripts so I will not say the wrong thing as I knock

The most important thing is to be respectful and understand that many people do not know that this information is public record. We always suggest that you use some market information like recent bank owned homes or other housing statistics to start the conversation. It is always best to keep things positive and explain that there are options other than foreclosure for troubled homeowners. Even though many people are currently faced with losing their home this can be a very lonely and isolating experience. Oftentimes people are confused and the last thing they need is confrontation with a stranger over their current financial crisis. Be prepared to talk about all of the hopeful things available for homeowners.
