I was just on a panel this week that discussed it, here are a couple of tips:
1. Get REO training or certification. Lenders prefer to see REO experience, but at a minimum will want to see education.
2. Get a referral from another REO broker. Perhaps one in a neighboring area that you wouldn't compete with directly.

Peggy, NAR backed designation is called SFR.... Short sale Foreclosure Resource cert with 3 webinars and a CRS course requirement. CDPE is Certified Distressed Property Expert Designator, which is excellent in-depth training through an LLC that is "supposed" to be one that BANKS will be looking for. Lionsgate, another LLC puts on excellent training, too, but it is more costly than the others.
Of the 3, the best info and most thorough in my opinion is the CDPE. You can google all of these and see class schedules, etc.

Hey Dawn, I am in Colorado and my market is saturated with REO brokers. I have done hundreds of A+ BPOs. I only get listings from 2 companies. Any suggestions you can offer me? I have several REO designations, attends conferences, I am very experienced in property management, I am very good in sales, tell me what does it take to get a few more listings? I am not an inventory driven agent. I just want to get my fair share.

This is a great question. I've been doing BPO's for about 5 months now. None have turned into REO listings. I feel like maybe partnering with a real estate agent in another territory may just be the way to go. I have been workinig with buyers and it's been frustrating. We have lost every house we have put offers in on. Some of the homes even go up on the MLS pending, never as active. I haven't given up. My buyers are well qualified, excellent credit, 20% down payment and never ask for any concessions. I have an offer in right now and am keeping my fingers crossed. I'd like to actually get REO listings though, I think that if I had access to my own REO listings, I'd be able to get first shot at getting my buyer's offers to the banks.
Doing BPO's has been informative, it keeps me on top of values in my market.

There's a website you can go to that links you directly to the lenders,
asset managers, and government agencies that deal in REOs. It takes leg
work on your part to find them, but at least you can cut through the

To everyone who has responded to my post regarding REO and Short Sales - THANK YOU! I have had an overwhelming response and I'm sorry that I can not answer all of your inquiries individually. The asset management company is America Buys Foreclosures. We do have 1,000's of REO and APPROVED Short Sale Listings.....we have changed our protocol a bit. Agents select a zip code they would lik $99/mo. per zip code for REO's (up to 10 listing per month). $99/mo. per zip code for Approved Short Sales (up to 10 listings per month) or $175/mo. for combo of REO and S.S. (up to 25 of mixed listings per month) Of course, zip codes are not guaranteed as EVERYONE wants REO and short sales (especially PRE-APPROVED BY THE LENDER!) in California! Could be that the zip code you want is already full with agents. We do not oversaturate.
20% referral fee payable to ABF at close of escrow. If still interested please respond. We have agents covering territory states and I am not covering CA so I will pass on to correct agent.
