Your friend is protected by TITLE VII--PROTECTING TENANTS AT FORECLOSURE ACT, Section 702. As for action against the landlord, there is no disclosure requirement for landlord to make prior to foreclosure. However, if landlord rented to her after foreclosure, there are several causes of action against the landlord.
