Carrington only paid 4% commission, non negotiable. If the closing process went beyond the 26 days they allowed, the charged a per diem equal to the daily interest on the loan being shorted. The approval process took about 3-4 weeks, not bad.
I just closed a short sale with Carrington MS. They were great to work with. We had approval within 1 week. We needed an extension of the approval expiration (due to a buyer's lender/underwriting glitch) and they gave us a reasonable extension. They did not cut commission; they do require an Estimated HUD-1 with the offer, but their terms were simple: we were to provide a minimum net proceeds by a certain date. The negotiator was sharp, well-informed, easy to reach, and very responsive to all of my communications. I would gladly handle another short sale working with Carrington MS.
Hi Connie! Congrats on your closing! =) I'm a buyer of a short sale home that belongs to Carrington and was interested in knowing how fast they process their short sale files. I heard from many others that they are very complicated to work with. How did you manage to get the approval in such a short period of time??
I have a transaction with CMS and its going on 8 months.

They seemed to be much more direct and helpful in approving. However, they were very difficult at the end, and refused to tell me what they wanted to give the second and refused to negotiate. Other than that, easy to work with.
