They are easy to work with and appear to really try to help by making good sound decisions on their files. You will not likely get a full settlement release because they do have members to protect and they take that very seriously.

I have closed a short sale with Golden1 as the 1st. They were direct and pro-active; wanted ATR and financial on their own forms; took 60 days to get approval. Commissions are non-negotiable -- 4% for coop transaction; 3% for dual agency. They required agent agreement on that before they would look at the file
One of our readers SA wrote: "We had requested a deed in lieu on our home which was current with golden one. We had our salaries cut by 20k a year which was half of our annual house payment. We are 65 and burned through all our saving and told them if they didn't allow us to short sale we would have to foreclose. They valued the property at 460k with a remaining loan balance of 542k. We had two full price offers that they refused to accept unless we signed a note for 20k on top of it. When I explained how much more they would loose if they failed to accept these offers they didn't care. The market continued to drop and they lowered the price to 430k when there was a recent sale in better location at 403k. They didn't care and foreclosed on us. Just went to sale with no buyers and they refused to offer us cash for keys and served us with 3 day notice. They are ignorant and ruthless. Good luck getting anywhere near that amount. They may get 350k if they are lucky. Horrid to work with. We offered to pay off small second and back taxes and they would not accept short sale without 20k note. They knew law was changing that stopped that practice and let the buyers walk away. Our credit went from 803 to 613. Our credit will get better but they will still be stuck with a huge loss. "
