You would not negotiate a short sale through MERS (Mortgage Electronic Registration System). You can check the transaction history for the lender name, which may or may not be the foreclosing lender. If you need to know for sure you can go to the MERS site and look it up by address. Go to: https://www.mers-servicerid.org/sis/
Time to Foreclose: MERS represents numerous lenders. Timelines could vary dramatically from lender to lender.
