They have now taken over the National City portfolio.
We have heard that the they require the owner to sign a deficiency acknowledgement even before they start the short sale process. They are also likely to ask for a promissory note for the deficiency.

PNC sent my client a letter refusing a short sale buyer offer because they said his sale date was less than 10 business days from the date they received the offer. Actually, there were 14 business days, so we're trying to get this unscrambled, but my homeowner is understandably anxious.

I made an offer for the amount listed that PNC had agreed to sell the short sale. This has been since May 15 2011. Today July 27 and I have not heard from PNC. I extended the offer until Aug 15. So frustrating to deal with this PNC.
PNC got the bailout, took over National and can not do their job in a timely and above board manner.

PNC has been decent enough to work with. It is our second Guaranty Bank that are causing the problems for us. PNC was quick to accept the short sale offer on our home. They offered the second 6% instead of the 10% they wanted. Then the second (Guaranty Bank) said they wanted me to pay them 50% of their balance in order to sign off on the short sale.

Guaranty Bank said that short sales and foreclosures in california make it look like everyone thinks they can just walk away, apparently they are attempting to make it impossible for mortgage holders to get out. We will have to see how they turn out, but with this last revelation I don't hold out high hopes.
