Beth, the woman in charge of the short sale negotiation, is an angry human being. She routinely would directly contact my seller claiming that I was the cause of the delays that were the responsibility of the first lien holder. I negotiate nothing but short sales, and NEVER get confronational with any lender representative. Usually, the folks in Loss Mit are pretty good people, but this woman is the exception. Make sure that you record any conversations that you have with her, because she is very forgetful and terribly dishonest.

We filed an offer on a property owned by nice people who are totally underwater. Lender #1 accepted the offer. Lender #2, Wescom Credit Union, killed the deal by rejecting the offer and attempting to extort an additional amount. Of course, they wanted more money. Even though no other offers had been made on the same property, Wescom tried to justify their decision by saying they had the property appraised and the appraisal was higher than the offer. In an open market, things are worth what people are willing to pay for them, not what the bank or credit union or the appraisers says they are worth. Over-valuing properties and then lending people more money than they could afford to borrow resulted in the near collapse of our country's financial system. Wescom, apparently, would like to pretend none of that ever happened.
